Decorations shall be allowed only on a unit’s door entrance and/or porch and/or balcony. No decorations will be allowed on any other common elements such as the roof, gutters, parking spaces, etc. Decorations on the land, trees, bushes, grass will be allowed as long as it is appropriate and does not damage the foliage. No nails or screw eyes shall be placed on the building. The Board shall, in its discretion, decide if the decorations placed on the outside of the unit are appropriate. The Board shall make this determination based on their desire to maintain uniformity and the aesthetic appearance of the complex. If the Board finds that the Unit Owners decorations are inappropriate, they shall give written notice to the Unit Owner. The Unit Owner shall then remove the decorations within a reasonable amount of time set by the Board. Any decorations which are allowed by the Board shall not prevent ingress or egress for any Unit Owner, tenant, serviceman or the like. In the event there is any damage to any limited common element or common element caused by any decorations (either through handling, use, removal or otherwise), the Unit Owner shall be directly responsible for any necessary repair. If said Unit Owner does not undertake said necessary repair upon the removal of the damaging decorations, the cost of such repair will be charged to the Unit Owner by the Association. Any
potential safety hazards (including, but not limited to, non waterproofed
electrical cords, the lack of necessary extension cords -------------------------------- De-icing of all areas is the responsibility of the residents. As in the past, residents are eligible for reimbursement of up to $10.00 for their purchase of Ice Melt (calcium chloride, potassium chloride) NOT SALT, to be applied by residents as needed. This is available at stores such as Wal-Mart, Menards and Jewel-Osco. To be reimbursed for this, please remit a receipt showing the purchase of your product by March 1.
