It is the responsibility of Homeowners and Residents to cooperate with Board and Management in communicating and enforcing Autumncrest Rules and Regulations since they are for the good of the community. A Homeowner is responsible for the actions of all of the occupants of the unit, residents and visitors alike. Any violation by a tenant or guest is the responsibility of the Homeowner. Parents are responsible for seeing that their children know about, and abide by the rules. Ignorance of the Rules and Regulations is not an excuse for which a fine will be dismissed. A Homeowner gets a copy of the Autumncrest Declaration and By-Laws at the time the condominium is purchased. An Investor Homeowner must provide a copy of the Autumncrest Rules and Regulations to a tenant when a lease is signed, and pass on information from the Association or Management Company on an ongoing basis. Reminders are often put in newsletters or are posted on bulletin boards. Violation Forms are available for homeowners and residents. A violation form may be sent to the Property Manager when a violation is observed. The Property Manager will send a letter to the offender requiring the appropriate action. A copy of this correspondence is then included in the Board packet for the next Board Meeting so as to keep the Board informed. A fine is $25.00 unless otherwise indicated in the Rules and Regulations. In the event of any offense where where costs are incurred by the Association, the Homeowner will be responsible for costs, including, but not limited to 1) damage to property; 2) personal injury; 3) restoration costs; and 4) legal costs and attorney fees necessary to enforce the collection of fines and cost. |
