Unit Owners shall keep patios and balconies clean and free of clutter. No unsecured items shall be placed outside of the balcony rails or positioned or hung over said rails. Patios and balconies may not be enclosed or altered in any way. No drying or airing of clothes, carpeting or laundry or hanging of clothes lines is permitted on patios or balconies. No awnings, sunshades, canopies, trellises, shutters, radio or television antennae shall be affixed to or placed in, upon, over, or adjacent to any balcony or patio. Dust mops, rugs, etc, shall not be shaken from, nor water nor other refuse disposed of or from patios or balconies. No objects of any kind are to be thrown from balconies or patios at any time. Patios and balconies may not be used for storage, except that one barbecue grill may be located on balconies and further provided that other items, such as patio furniture, may be placed on balconies subject to the approval of the Board. Parking of carriages, motorcycles or other recreational vehicles on the balconies is strictly prohibited, except no more than three (3) bicycles may be parked on balconies. Movable planters and/or flower boxes may be placed on a balcony, but are not permitted to be hung from any railing. No activity shall be conducted on a balcony and nothing shall be stored or maintained on a balcony which would be in violation of the fire codes or other Municipal or governmental ordinances, or which would adversely affect the health, safety and welfare or the residents, or which would interfere with access to or exit from the Unit through its respective patio or balcony. Bird feeders or bird houses are prohibited. Barbecuing on balconies and patios is permitted provided that the grill is an electric or covered kettle. When in use, the grill must be covered and situated in the opposite corner from the door opening. Electric starters must be used. A fire extinguisher must be on the balcony when the grill is in use. The Board reserves the right to restrict or prohibit any unit owner from Barbecuing should of these rules be broken, or if any fire hazard is posed.
