The Unit Owner must supply a copy of the lease agreement, along with a Rider to Lease and Lease Addendum for Drug-Free Housing within 15 days of the beginning of the lease. The owner and tenant(s) must sign the Rider and Addendum and provide a copy to the Association.

All leases must be in writing and in conformance with and make specific reference to the legal documents of the Association. The property owner is ultimately responsible to abide by all provisions and restrictions imposed by the Association's legal documents, whether he/she resides in the unit or not. If a tenant violates the document or rules and regulations, the owner will be held responsible. Unit Owners and/or tenants are responsible for seeing that their guests comply with the rules and regulations of the association. The Board may bill damages to the Unit Owner for any tenant/lessee causing damage to the common areas.

All Unit Owners (landlords) must notify the Association of any change of tenants. All new tenants must have a Tenant questionnaire on file with the property manager.

No Dwelling Unit shall be leased for less than six months or for hotel or transient purposes. No lease may be longer than 12 months.

All Unit Owners who do not reside in a Unit owned by them shall provide the Board, via the management company, with their permanent residence address and phone numbers where they may be reached in an emergency, both at home and at work. Any expenses incurred by the Board in locating a Unit Owner who fails to provide such information shall be assessed to the Unit Owner as a common expense. Unless otherwise provided by law, any Unit Owner who fails to provide such information shall be deemed to have waived the right to receive notices at any address other than the address of the home and the Board shall not be liable for any loss, damage, injury, or prejudice to the rights of any such Unit Owner caused by any delays in receiving notice resulting there from.

All Owners must also notify the Board via the management company, in writing of all current occupants of the unit, including children and pets. This notification should not only include the names of each occupant, but the phone number of the unit, make and model and license plate numbers for any vehicle used by the occupants, the number and any type of pets and so on.

The maximum number of occupants per unit must be in compliance with the Village of Palatine ordinances or any other applicable governmental regulations.
