These rules are intended to provide all Owners and residents maximum use, while limiting intrusions to others and maintaining uniformity.

The Association assumes no responsibility for loss or damage of any items on balconies or patios.

The Association reserves the right to inspect individual balconies or patios and require the Unit Owner to make proper repairs where necessary where resident fault has been determined as a result of misuse, through acts of negligence, or through acts that are not allowable or in compliance with the Rules and Regulations.

If the Unit Owner fails to make the necessary repairs within fourteen (14) days subsequent to the date of notification, the Board reserves the right to proceed with the repairs at the Unit Owner's expense. Costs will be added to monthly assessments and due on the first (1st) of the month billed. (Refer to Section X regarding notification.)

Balconies and patios may not be decorated, enclosed, altered or
the appearance changed in any way without the prior written
consent of the Board. No awning, sunroof, screen enclosure,
canopy or shutter of any type is permitted. Unit Owners may
not enclose any portion of the Common Property with a fence
or other boundaries. (Refer to llI.A.4 for submitting requests.)

Balconies and patios may not be used for storage, other than for seasonal storage of barbecue grills, lawn chairs and other items usually associated with patios and balconies. Unit Owners will keep balconies and patios clean, orderly and free from clutter.

Floor covering must be of solid green or brown, outdoor turf type on balconies and patios. If a patio is covered with outdoor turf, the entire patio must be covered.

Residents of Units with balconies are required to remove accumulation of snow over two inches (2") in depth.

Out of consideration for your neighbor below, all balcony refuse should be swept into dust pans and disposed of in plastic garbage bags. Scrub water should be mopped up, never dumped over the balcony railing or disposed of through drains onto patios or walkways below. Be sure this rule is observed by yourself and anyone in your employ. No rugs, mops or debris are to be shaken or swept off balconies or patios. (EXCEPTIONS: Christmas trees and snow removal.)

Clothing, sheets, blankets, laundry and similar objects will not be hung out or exposed on balconies or patios.

Barbecuing, grilling or broiling must be done in covered cooking units. Electric starters must be used. Charcoal starters are prohibited. Any damage caused by smoke or fire is to be reported to the Board immediately. Cost to restore damaged areas will be at the Unit Owner's expense.

Furniture and other accessories used on balconies and patios must be secured against the wind. Flower containers, etc., must be placed below the railings to insure that nothing may blow off. Hanging items are permitted if placed one foot inside of the railing and securely fastened. Balcony planters must be placed so they do not overhang railings and allow leaves, petals and water to drop on patios below.

Large flower boxes or other accessories may not be attached to the railings due to possibility of structural damage.

Landscaping of walls, ceilings or railings with flowers or other vegetation will be done with discretion. Vegetable gardens are permitted in small clay or wooden containers. See Item N, Landscaping, in this section for rules regarding perimeter planting around patios.

Balconies and patios must not be used as pet runs.

Radios and TVs used on balconies or patios should be used discreetly so as not to disturb your neighbors. Electronic "bug whackers" must not be operated in a manner that annoys or disturbs neighbors. These items should not be operated after 10:00 p.m. in observance of the general noise rule.
