Pets are welcome as they are an important part of our families. These rules provide for the safety of pets as well as the prevention of intrusion on fellow Owners.

All pets must be approved by and registered with the Board. Pet owners must notify the Management Company of any changes. Pet registration is necessary to identify stray pets and in case of emergency.

No animals other than dogs, cats, birds or other animals reasonably considered to be household pets, will be raised, bred or kept anywhere on the Property, nor will any animals be kept, bred or maintained for any commercial purpose.

No pets may be left unattended at any time on any Common Area. All pets must be leashed while outdoors or on any Common Property.

To allow any Common Area or Owner's Unit where any animal is or may be kept to become unclean or unsanitary will Uot be permitted. Pets will not be permitted to defecate on any Common Elements. Pet owners must clean up after pets immediately if an accident occurs on Common Elements.

Patios or balconies are not to be used for pet runs.

Owners must use the side entrance nearest their Unit when taking pets in and out of buildings.

Owners must wipe their pets' paws clean when entering their building, and are expected to clean all foot prints and dirt tracked in by their pets.

No grooming of pets is permitted in interior Common Elements.

Pets will be controlled and are not allowed to create a nuisance or unreasonable disturbance or to damage any Common Element or the Property of any other resident.

Pets left unattended in the Owner's Unit must not violate herein stated Rules and Regulations regarding nuisance or unreasonable disturbance. Pets creating a nuisance or unreasonable disturbance should be reported
directly to the Palatine Police Department. Incidents causing said action should also be reported in writing to the Management Company.

A Unit Owner is responsible for the actions of any pets residing in or visiting his Unit, and the costs of repairing any damage caused by a pet will be assessed to the Unit Owner responsible as a Common Expense.

Any Unit Owner who has been found to have been guilty of more than two (2) violations of the above rules will be deemed liable for having a pet which causes or creates a nuisance or unreasonable disturbance within the meaning of Article 5, Section 2 of the Bylaws. Thereafter, the Board, after consideration of the facts and circumstances, may elect to order the Unit Owner to have the pet removed permanently from the Property upon three (3) days' written notice to the Owner from the Board or its duly authorized agents.

Since the Palatine Ordinances concerning animals are considered as a part of these Rules and Regulations, it is recommended that all pet owners obtain a copy of the current ordinances.
