The garage that is part of the Dwelling Unit and the driveway, which services that Dwelling Unit, shall be for the exclusive parking use of the Resident of the Dwelling Unit and the Resident’s guests. The garage shall not be used as living space or storage. Specific Shared Driveways. That portion of the driveway that extends from end of the court to where the driveway meets the main street shall be for the exclusive use of the Residents of the Dwelling Unit adjacent thereto. Units that face the main street and have a dedicated driveway for that unit, shall consider that dedicated driveway that units Shared Driveway. Parking in such a manner that denies a neighboring Resident free vehicle access to and from his/her exclusive driveway space is prohibited. No parking parallel on the streets. Also no parking on the streets between the driveway and street is allowed. Unit Owners are responsible for ensuring that their guests observe this regulation. FINE: $100.00 initial fine plus $25.00 per day for every day that the violation continues. Parking is permitted only in designated areas. Any vehicle parked in a fire lane or any other restricted area, or in another owner’s parking space is subject to tow away at the vehicle owner’s expense. Any vehicle parked in a fire lane or any other restricted area is also subject to ticketing by the Round Lake Beach Police. All automobiles parked in any parking space shall be operable and have a valid state license plate. Abandoned autos are subject to towing. No automobile repairs or maintenance of any kind other than changing a flat tire, jumping an automobile for a dead battery, checking oil, adding (but not changing) oil, or adding washer fluid shall be done on the common areas. Vehicle Maintenance. No vehicle maintenance is permitted outside on any driveway and must be done within the unit owners garage and have garage door fully closed at times. FINE: $100.00 per violation with a violation based on a 24 hour period. Any damages caused to the property by an individual owner will be repaired by the Association and chargeback the total expense to the owner’s account. Guest Parking Spaces. (Manor and Town Homes). Guest parking spaces are not to be used for parking of resident’s vehicles unless access to the homeowner’s driveway is temporarily obstructed for maintenance, repair, or delivery Streets and Fire Hydrants. Street parking is not permitted where it denies access to a driveway, fire hydrant or mailboxes. FINE: $100.00 per violation plus $25.00 per day for every day that the violation continues. Non-Permitted Vehicles. Unless expressly permitted by the Board, no commercial vehicles, non-operational, abandon vehicle, mobile homes, tractors, trailers, campers, snowmobiles, boats, other watercraft, and other recreational vehicles shall be parked or stored on any portion of the Premises (other than in a garage with the garage door closed which is part of a Dwelling Unit) for more than forty-eight (48) hours at a time. Commercial vehicles: Commercial vehicles are vehicles operated for the transportation of persons or property in furtherance of any commercial or industrial enterprise which are designated, equipped and used for carrying commercial freight, goods, wards, merchandise, or equipment and any vehicle displaying commercial advertising on the exterior of the vehicle. Any homeowner who owns a vehicle required to display greater than a Class B registration may request permission from the Board of Directors to park in the designated parking areas provided the vehicle is not used in any way as a commercial vehicle and has no writing on the vehicle. FINE: $100.00 per violation plus $25.00 per day for every day that the violation continues. If towing is required, this will be at the vehicle owner’s expense.
