NEW PARKING STICKERS!! The current sticker will be valid through July 15, 2007. All homeowners must submit the application and a copy vehicle ID in order to get a new sticker. All cars without new stickers will be towed effective July 15, 2007. Most residents only need a current State of Illinois Vehicle Registration Identification Card for vehicles registered to a Hidden Creek Condo I address.New Residents may obtain parking stickers for vehicle(s) by providing proof of residence in Hidden Creek Condo I such as an Illinois Drivers License and a utility (gas, electric, phone or cable) bill to the Hidden Creek Condo I address.Parking stickers for newly purchased vehicles may be obtained by providing purchase agreement and application for state of Illinois vehicle registration to a Hidden Creek Condo I address.Residents in each home may get up to two (2) stickers. Stickers are to be placed in front window, lower corner on a driver sideVehicles parked in fire lanes may be ticketed and/or towed by the Police Department or other designated authority. Except for reasonable guest parking, only vehicles owned, rented or leased by residents may be parked in the common areas of Condo I. Hidden Creek was designed with a two car per unit concept; one car in the garage and one car in the driveway. Units with additional cars must use the designated parking areas, but may not store vehicles in these alternate locations.
Each unit has a
driveway available for their exclusive use, which may not be used by any
other owner, tenant or guest without the expressed permission of that
owner.
Commercial vehicles
are defined as any vehicle displaying a license plate with a TX, LY or TW
designation or any vehicle that exceeds 8000 pounds gross vehicle weight,
or a commercial vehicle with an Illinois license plate greater than a “B”
designation; or those “B” plate vehicles that have permanent signs or
other commercial markings or identification on them. “B” plate vehicles
with temporary (magnetic) signs should remove the sign before the vehicle
is parked on the property for the day or overnight.
The storage of
vehicles, abandoning of vehicles, and the parking of derelict vehicles,
commercial vehicles, recreational vehicles and trailers is not permitted
on any street or parking space. Only automobiles, vans, motorcycles and other motor vehicles, used for regular transportation, may be parked in the driveways. All other vehicles, including commercial, derelict, and recreational vehicles, must be inside the garage with the garage door completely closed. Commercial vehicles on site during the instance of providing a service to a homeowner or making a delivery are exempt. Parking is permitted in the streets if it does not affect access to any driveways, walkway or mailbox and is not otherwise prohibited. Vehicles must be parked perpendicular to the garage door.
Commercial vehicles
may not be parked nor stored on the property overnight. Any vehicle improperly plated, and parked on the streets or in any parking bay, or any vehicle parked on a lawn, is subject to immediate towing. The parking of unregistered vehicles or vehicles without current registration is not permitted on the property. Vehicles will be towed off the property seven (7) days after a warning notice has been issued.
Any vehicle left in
hazardous condition is subject to immediate towing. An example of
hazardous condition is a car left up on jacks and unattended. Hazardous materials are not permitted on any Common Element. They must be sealed and contained in homeowner’s garage in accordance with safe storage standards. Automobile repairs and maintenance shall be limited to those which may be completed before nightfall and those which not damage the common areas or driveways. Repairs and maintenance should be confined to the garage or driveway. The owner is responsible for any cleaning of the area and any damages caused to a common area or driveway. Parking is not permitted on the streets after a two 2” snowfall and vehicles may be towed. Parking is permitted after snow plowing is completed. Parking Sticker Requirements and Guidelines Only vehicles with Hidden Creek Condo I vehicle stickers may park on Hidden Creek Condo I streets or parking bays from 2 a.m. to 6 a.m. Vehicles without current stickers are subject to tow when parked on Condo I streets and parking bays from 2 a.m. to 6 a.m.
Residents in each home
may get up to two (2) stickers. Residents who already have three
stickers will only be allowed to have three until June 30, 2007.
Stickers will be issued annually. Old stickers will expire June 30 each year. Stickers are to be placed on front window, lower corner on driver’s side. Residents can obtain stickers by providing current Illinois State Vehicle Registration Identification Card for vehicles registered to Hidden Creek Condo I addresses and current residents:
Unit owners may request a guest pass to allow guests to park for a reasonable period of time in the street and/or parking bays. Unit owners may get guest passes by sending a letter requesting a pass and including the dates of visit, make and model of the vehicle, and license plate state and number. This letter should be either mailed or faxed to the Managing Agent. Allow at least five (5) business days to have the visitor tag mailed or picked up at the Managing Agent’s office during regular business hours. In the event of an emergency in which a vehicle with no vehicle sticker must be parked on the street or parking bay overnight, the Managing Agent must be contacted during business hours to request a “no tow”. The Managing Agent and/or Board member may inform the towing company not to tow the vehicle for a period of time considered reasonable. Otherwise, the vehicle must be parked in driveway or garage or removed from Hidden Creek Condo I. Parking in other parts of Hidden Creek, particularly Condo II streets of Brice and Emerald is not permitted even by vehicles with proper Hidden Creek Condo I stickers. Condo II has its own, separate parking rules and regulations. Vehicles with Hidden Creek Condo I vehicles stickers are still required to follow all other Hidden Creek Condo I parking rules. The following parking rules enforcement is currently in place #1 Two wheels on the grass without separation from the curb #2 No current Hidden Creek Condo 1 vehicle sticker #3 Fire Lane violations #4 Commercial vehicles (between 2-6 am) #5 Expired license plates #6 Inoperable vehicles.
