Each pet owner residing in Hidden Creek Condo I is required to follow Village of Palatine ordinances regarding pets (i.e. current shots, tags).  The Village of Palatine website address is http://www.palatine.il.us/. 

Hidden Creek Condo I residents must also comply with the following Association rules:

• Pets must not be allowed to become nuisances to other residents.
• Barking dogs are to be silenced by the owner.
• Dogs and cats are not allowed to run free.  They must be leashed at all times when they are outside their owner’s unit.
• Dogs should be tethered only in the rear of the owner’s unit with an adult present at all times.
• The length of the tethering device should not permit the pet to trespass onto land perceived to be that of the adjacent neighbor’s without specific consent.

1.      Adjacent property is that area beyond the privacy fence separating units or land division by natural graduation such as exists between units facing back to back.

2.      Specific consent is defined as notification from neighbors that the pet owners tethering arrangement is not offensive.

Pet waste shall not remain on any part of the Common Element or property

1.      Pet owners are responsible for immediate discard and removal of pet waste.

2.      A violation exists when waste material is not removed and discarded immediately during daylight hours and immediately after deposit on any Common Element away from pet owner’s common property from any Hidden Creek association.

Unit owner of where pet lives will be charged for the cost of the Association to repair, replace or clean Common Element areas damaged by pets.

Violations may also result in a fine of $50.  Repeated violations may be dealt with as described in the Declaration or By-Laws.

Pet breeding is not permitted in any unit or garage.
