Leaks in the
winter time may be caused by what are called "ice dams." Ice
dams occur when ice a snow build up in the gutters or on any horizontal
surface and the escaping warmth from your home causes the build up to
melt and leak inside. Because ice dams travel upwards, and your home is
designed only to shed water in a downward direction, ice dams are difficult
to prevent.
Indications
of an ice dam are wet spots on the ceiling or walls, particularly near
an outside wall. You should report all such leaks to the Management
Company as soon as possible.
Never use
shovels, rakes or picks to remove ice or snow from the roof or gutters.
You could permanently damage the gutters and shingles and will responsible
for their replacement.
