The Association encourages Homeowners to improve the outside of the dwellings with landscaping whenever possible and will be happy to discuss landscaping additions with individuals after an application has been submitted to management for approval by the Board. Landscaping - Area between the foundation of the townhouses and the walk area to the entrance of the townhouses as well as the areas in front of the townhouses, where replacement of all plants/shrubs will be the responsibility of the owners. The Association will be responsible for maintaining all plants/shrubs and removing any dead plant matter and will assist owners with their selection in replacing the dead material within a specified time frame. If the owner does not replace plants/shrubs and landscaping which the Board feels is necessary within the specified time frame, all costs to replace will be billed back to owner by Association. Any and all landscaping changes must be approved by your Board of Directors. The Association is not responsible for maintaining planting around patios or decks - this cost is up to the homeowner. We will however, remove dead plants/shrubs for you. Additions or removal of trees and/or shrubbery shall require prior approval by the Association Management. Maintenance of approved homeowner installed plants and minor flower planting shall be left to the homeowner's discretion as long as no sod or other plant material is being removed to allow this installation. Flowers and planters must be removed and stored in garage, home or under cover on deck or patio by November 30th. Clinging vines may not adhere to the side of any building. Removable flower boxes on the decks will be allowed. All secured boxes must have Board approval. Any lawn damage caused by pets, children and/or negligence must be repaired by the homeowner. Any landscaping changes (i.e. rocks, brick, landscape timbers, railroad ties, etc.) shall require prior written approval of the Board of Directors. The only approved rocks (to replace mulch) are "Southwestern" available at Home Depot and "Western Sunset" available at Platt Hill Nursery or identical match and may only be installed in foundation beds adjacent to home. No Rocks may be installed around trees or any landscape bed not touching the foundation. Larger rocks used as edging may only be installed in foundation beds as well. Any modifications should not interfere with lawn maintenance. There shall be no vegetable gardens allowed in any area of the Association. However, planters/pots will be allowed on wood decks or patios. No planters are allowed in common areas, front, side or rear of homeowner's unit. Malibu lights are allowed only in foundation beds. They may not be so close to sidewalk as to affect snow removal procedures. Any damages caused during snow removal due to location of lights are the responsibility of the homeowner. Parkway trees are not responsibility of Association. Homeowner must contact Village of Bloomingdale to discuss replacement of trees in parkways. All trimming of parkway trees will be done by the Village of Bloomingdale. The following
