Animal restrictions are per the
County Health Ordinance unless otherwise noted. When appropriate, Local
Authorities will be contacted by Property Management to resolve animal
Nuisance disputes. As provided by the By-Laws, the Board can order all
animals removed from a Townhome.
Bird Feeders and Houses
Tree hung and freestanding feeders and houses are permitted as long as
they do not create a Nuisance. Feeders and houses are not to be erected
in Common Area without Architectural Review. All feeders must be
no closer than 3 feet to the ground but not taller than 6 feet. All
houses must be no closer than 6 feet to the ground but not taller
than 12 ft.
5 or more feeders or houses in any given area will be
considered excessive. Multiple unit or community style houses are
subject to Architectural Review. Feeders or houses are not to be
hung from bushes or put on the ground. Dumping seed directly on the
ground is strictly prohibited.
Cats
County Health Ordinance stipulates a 3 animal maximum per residence. Cats
are to be kept indoors. Cats that are left to wander the neighborhood
will be considered a Nuisance and Animal Control will be contacted by
Property Management to collect them. Homeowners with habitual strays that
have been warned in writing 3 times can be fined per incident thereafter.
Food is not to be left outside at any time. Owners are to see that their
cats conform to neighborhood quiet hours. Tethers are to restrict animal
movement to within backyard lot lines.
Dogs
County Health Ordinance stipulates a 3 animal maximum per residence. As
provided for in the Health Ordinance, this Association further restricts
the combined weight of all dogs present in any given residence to not
exceed 120 pounds. All dogs must reside within the Townhome structure.
No permanent outside living arrangements. Food is not to be left outside
at any time. Dogs are to be leashed or tethered at all times. All violators
will be reported to City and/or County authorities. Habitual offenders
warned in writing 3 times can be fined per incident thereafter. Dogs may
be not tethered in Common Area at any time. No unsupervised tethered conditions
longer than 2 hours at a time. Tethers are to restrict animal movement
to within Backyard Lot Lines. Dog fecal matter is considered a Nuisance
and is to be cleaned up immediately wherever it is deposited and without
delay.
All violators will be reported to City
and/or County Health authorities. Habitual offenders warned in writing
3 times can be fined per incident thereafter. Homeowners will be held
liable for the activities of all dogs residing in their Townhome regardless
of ownership. Owners are to see that their pets conform to neighborhood
quiet hours.
Livestock
Livestock is not permitted in the Townhome Community. Livestock is defined
as any animal that is not a dog or a cat.
Wildlife
Situations that create an artificial food supply or nesting condition
by which wildlife are encouraged to come within close proximity of Townhome
units will be considered a Nuisance. Homeowners can be held liable for
any damages or costs associated with correcting a wildlife Nuisance.
