Please note
that pursuant to the Statues of the State of Illinois, the Association
is authorized to use forcible entry and detainer proceedings for delinquent
assessments and other moneys owed to the Association. These proceedings
may result in the Resident's loss of possession of his/her unit.
All monthly
assessments and any special assessments or other lawful charges of the
Association are due and payable on the first day of each month.
A late charge
of $25.00 will be assessed to payments received after the 15th of the
month.
The Managing
Agent shall automatically send a statement to any Unit Owner who is delinquent
in any month.
Any Unit
Owner who is delinquent for more than 60 days and who has not contacted
the Board of Directors requesting special consideration to have their
case automatically brought before the Board of Directors for consideration
to institute legal proceedings.
Once a delinquent
Unit Owner is sent to the Association Attorney for collections, all legal
fees become the responsibility of the Unit Owner.
Under appropriate
circumstances, the Board shall have the authority to credit back any late
charges which may have been added to the Unit Owner's account.
