The fines shall be as follows: $25.00 for the first offense, $50.00 for a second occurrence of the same violation, and $100.00 for a third or additional occurrence of the same violation.

In the event of any violations of the Declarations, By-Laws, or Rules and Regulations of the Association, the Board reserves the right to pursue any and all legal remedies to compel enforcement legal and equitable. Any and all costs and attorneys' fees shall be assessed back to the account of the offending owner at the time they are incurred.

In the event any violation has resulted in damage to any property, or has resulted in an y damage or any unauthorized condition on the property, the Unit Owner may be given notice to correct the damage or architecture violation. If the damage or violation has not been corrected with ten (10) days or such other agreed-upon time after a finding of guilty has been made, the Association will proceed to have the violation corrected.
