Originally contracted by Kenar as tenants began moving in, ACM carries out the actions of the Board, and is a resource for both the Board and the individual owner. In addition to Princeton, ACM performs management duties for over 50 other communities. The company is responsible for exterior physical maintenance of the community, including buildings and common areas, and for the operation of the Association, including the collection of monthly assessments and other money due. The managers and office staff at ACM handle the administration of Association business. The company also keeps a small, in house maintenance staff for routine duties, and manages the efforts of outside vendors of deck maintenance, landscaping and driveway sealing. They receive, and direct to the Board, requests for exterior installation such as satellite dishes and storm doors. They handle complaints and enforce the provisions of the condominium declaration and regulations set by the Board for the community.
