The Management Company assists the Board in its administration of the Community. A Community Manager has been assigned to Princeton Condominium Association and oversees the day-to-day operation. The Management Company accounts for the collection of assessments, maintains the financial records of the Association and maintains a Customer Service department to assist residents with any common area maintenance issues that may arise.

American Community Management (ACM) handles the day-to-day management of the Princeton community. Originally contracted by Kenar as tenants began moving in, ACM carries out the actions of the Board, and is a resource for both the Board and the individual owner. In addition to Princeton, ACM performs management duties for over 50 other communities. The company is responsible for exterior physical maintenance of the community, including buildings and common areas, and for the operation of the Association, including the collection of monthly assessments and other money due. The managers and office staff at ACM handle the administration of Association business. The company also keeps a small, in house maintenance staff for routine duties, and manages the efforts of outside vendors of deck maintenance, landscaping and driveway sealing. They receive, and direct to the Board, requests for exterior installation such as satellite dishes and storm doors. They handle complaints and enforce the provisions of the condominium declaration and regulations set by the Board for the community.

If you have any problem with your unit's exterior or with the common areas near you, call ACM at 847-301-1133 to have it resolved. ACM's business hours are 8am to 6pm; after 6pm, calls are taken by an answering service staffed by actual people, You may also reach staff with email.

Community Manager Wayne Holler, in describing the process of getting problems resolved, said that you need only explain your needs to the operator who answers the phone. "Our operators are trained to handle 90 percent of the issues that usually arise, " he said. "If they can't handle it on the spot, they will direct your call to the proper person."

Call ACM for any of the following:

Financial questions;

Request to install outdoor fixtures;
Exterior maintenance and repair needs;
Landscaping needs, including items that may be under warranty;
Any other issues having to do with the building exteriors and common area.

The Board is currently working with ACM to develop a communications program that will keep owners informed about ACM's response to their issues. Among the elements being considered are progress notification cards and, for general interest issues.
