The Association assumes no responsibility for the maintenance of repair of, loss of any item, injury or accident due to the use of any balcony or patio.

Lawn furniture and BBQ grills will be the only articles allowed on the balconies and patios. Patios and balconies may not be used for storage except for lawn furniture, approved plant containers, and barbecue grills. No other property including, but not limited to carriages, bicycles, motorcycles, hot wheels, basketball nets or other recreational equipment, and/or garbage may be parked or stored there.

Paining or carpeting on patios is not allowed. The patios will remain the natural cement color.

No material of any kind or description is permitted to be affixed to the railing and/or balcony. Awnings, sunshades, canopies, trellises, shutters, radio and television antennae may not be affixed t, placed in, upon over or adjacent to any patio or balcony.

Removable planters and flower boxes may be placed on patios and balconies. Planters and boxes placed on balconies must have suitable drainage prevention to protect balconies from water damage and to ensure that drainage will not interfere with other resident's' use underneath the balcony. For safety reasons, any flower boxes on balcony railings must be adequately secured to the inside of the railing. Flower boxes and posts cannot site on top of or hang over or outside of any railing.

Vegetable gardens are not permitted.

Flower gardens must be attended to, so as not to be unsightly. If unkempt, same will be removed at the expense of the unit owner.

No clothes, sheets, blankets, laundry of any kind, or other articles shall be hung out or exposed on any part of the balconies.

No rungs shall be beaten on patios or balconies. No durst, rubbish, litter or anything else shall be swept, thrown or emptied from any of the windows or upon or from the balconies of the building or onto the patios or common area below.

Any furniture used on the balconies should be secured against movement by the wind, and any flower boxes, etc., shall be placed to ensure that nothing may fall.

All BBQ grills left on balconies/patios must have a fitted metal cover when not in use.

Unit owners will be held responsible for the costs of any damage caused by items falling from their balcony or being blown or thrown from their patio or balcony.

Patios and/or adjacent common areas, and balconies may not be used as pet runs.

ABSOLUTELY NO FLAMMABLE LIQUIDS, including, but not limited to, kerosene and gasoline, may be stored on patios and balconies.

Bird feeders and/or houses are not permitted. Discarded seeds attract field mice and cause an expensive weed problem.

Outside feeding of all animals is prohibited.
