Regency wants to remain a pet friendly community, but they need your help. Please be respectful of your neighbors and your grounds by following these few simple rules.

The term "pets" shall be defined as domesticated dogs/or cats, small birds, and to be further defined at the discretion of the Board.

Dogs will not be larger than 24 inches at the shoulder, and breeds recognized by the Washing Animal Foundation in its compilation of dogs and breeds they say have been black-listed by insurance companies including, but not limited to Akita, American Pit Bull Terrier, American Staffordshire Terrier, Bull Mastiff, Bull Terrier, Chow Chow, Dalmatian, Doberman Pincher, English Bulldog, Great Dane, Greyhound, Guard Dogs, Irish Setter, Keeshound, Kuvasz, Malamute, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Wolfhound, and/or any other known vicious breeds are not allowed.

No animals, except pets defined in point no. 1 above, may be kept on the premises (including exotic animals)

All pets are to be inoculated according to State law.

Pets are not permitted in the courtyard area, any grassy areas, on sidewalks or parking lot proper, or within the confines of the buildings of the condominium project. Pets are not permitted on the landscaped areas or within the confines of the tennis courts and pool.

Pets are not to be left unattended, staked, or leashed to or on Association Common Elements and properties.

Any owner that is found to be an irresponsible pet owner will be financially responsible for all repairs and replacements necessary to restore the landscaping or common property.

Urination of dogs on trees/plants is harmful and owners will be responsible for the cost of replacement if damage results.

Each unit owner/or occupant shall be responsible for immediately picking up after any animal kept in such unit owner's or occupant's respective unit including, without limitation, removing and disposing of any waste deposited by such animal anywhere in the common property.

When curbing or walking pets, the pet owners shall carry with them, at all times, a device (pooper-scooper or plastic bags) with which to immediately clean up after the pet.

Pets may not be left unattended and must be on a leash at all times when they are outside of the specific unit in which they live, and when they are on Common Areas.

Pets must be controlled so as to not create a nuisance anywhere on the property.

All pets are required to be on a leash at all times when outside of the walls of their unit owner's specific unit. Allowing a pet to run loose is not allowed.

The Board shall have the right to order any person whose pet is a nuisance to remove such pet from the property, and the Board after affording the right to a hearing to the member affected, shall have the exclusive authority to declare any pet a nuisance.

Violations of any of the above must be submitted in writing to the management agent giving date, time of violation, name of the unit owner or tenant who violated the rules and a description of the event.

Any pet causing and crating a nuisance or disturbance, such as, but not limited to, excessive barking is an intrusion to your neighbors quality of life. Owners of dogs with repeated offenses will be asked to permanently remove the pet from the property upon three (3) days of written notice from the Board.

If the above rules are not followed, a notice of a $50.00 fine for the first occurrence will be sent to you., voted upon the next HOA meeting and if passes, then charged to your assessment account, escalating $25.00 each occurrence thereafter.
