Rental Agreement Any resident my reserve the Clubhouse for private use from 10:00 a.m. to 2:00 a.m. on Fridays and Saturdays and from 10:00 a.m. to midnight on all other days of the week. No children under the age of eighteen (18) may use the clubhouse unless accompanied by an adult resident. Each resident should use good judgment in use of the Clubhouse so as not to disturb other residents. No live music or loud entertainment will be permitted without prior approval from the Board. Residents will be responsible for the behavior of their guests. In general, scheduled Board Meeting and sponsored events take precedence in the use of the clubhouse. THE DAMAGE DEPOSIT DOES NOT LIMIT LIABILITY FOR ANY DAMAGES. Absolutely no liquor may be served to people under legal age. In the event that this is determined by any Board member that this rule is being disregarded, the Police Department will be called and the party will be asked to terminate its activities, leave in a quiet and orderly fashion , and forfeit the $150.00 security deposit. In addition, the sale of liquor in the Clubhouse is prohibited. ALL RESIDENTS MUST BE RESPONSIBLE FOR THEIR GUESTS AS WELL AS THEMSELVES. VIOLATION OF ESTABLISHED RULES IS GROUNDS FOR SUSPENSION OF CLUBHOUSE PRIVILEGES. Building security must be maintained when r3esidents use the Clubhouse. It is the responsibility of the host to make sure that no unauthorized persons enter the building at the time their guests are permitted to enter. Guest must comply with the parking regulations. Only unit owners may reserve the Clubhouse. To do so, reservation requests must be filed with Management stating the date and time of the function, nature (party, shower etc.) and approximate number of guests. Residents reserving the room will sign a release of liability to "the Shorewood Condominium Association" and its Owners. The Clubhouse may not be reserved more than sixty (60) days in advance of the date desired. The Clubhouse may be used during above mentioned hours at any time by a resident if it has not reserved. This can be determined by checking with Management, and if room is not reserved, the resident may be granted access. Reservations will be restricted to adult residents only. All reservations must be made seven (7) days in advance of the date desired, and the residents reserving the Clubhouse must be in attendance at all times. A usual fee of $150.00 paid at the time of reserving the Clubhouse for an owner's social function is required. Rental privileges will be denied to all delinquent owners. It is expected that the Clubhouse is to be left as clean and damage-free as was found prior to use. The $15.00 fee is in no way intended as a limitation of liability, is not to be interpreted as a clean up fee, and does not release uses from responsibility of post-use cleanup. In addition, a damage deposit of $150.00 is required whenever an owner reserves the clubhouse. The damage deposit will be refunded after Management has inspected the Clubhouse after the rental. The damage deposit must be paid by money order or certified check. No tape of any kind shall be affixed to any walls of the Clubhouse. Every host is expected to exercise reasonable care and to take proper precautions in using the room, its furnishings and equipment. Owner shall be responsible for any damage to either equipment or furnishings which has been caused by the owner or his guests. This will include cigarette burns, breakage, stains or any other damages. Management will keep a calendar of Board events (i.e. Board of Managers, Ladies Social Group, etc) These regularly scheduled resident events will have priority. When the Clubhouse is used for any gatherings of children, a host must be present at all times and responsible for them. All forms of gambling, where evidenced by the presence of money , are prohibited in the Clubhouse. On completion of any party or use of the Clubhouse, it will be left in the same condition as found - cabinets, counter, carpeting, washrooms, furniture, ashtrays, etc. shall be cleaned or proper arrangements made for their cleaning. Doors must be locked and lights turned off. "Check-out" to be no later than 10:00 a.m. the following day of use. Private pool parties are not allowed. Rental of Clubhouse does not entitle renter or guests to use the pool. No resident or residents shall use the Clubhouse for the purposes of holding business, or meetings of any organization whether it be religious, charitable, professional or otherwise, since the purpose of the Clubhouse is to serve the private social activities of the residents. The exception being that the Clubhouse may be used for "Candidates' Night" where all candidates for any contested office, or proponents and opponents of any local issue might talk with the residents. Violation of the rules should be reported to Management and reviewed by the Board of Directors. No pets are allowed in the Clubhouse at any time. If at any time the Police are called during the rental of the Clubhouse, due to a disturbance of the event, $150.00 of the deposit will not be returned to the renter of the clubhouse. |
