Any resident requesting repairs (roof leaks, common plumbing leaks, etc) to the Common Elements should contact the Agent who will take the necessary steps to effect the repair. ALL emergency repair requests should be called into the Managing Agent immediately.
Unit Owners shall timely report any maintenance or repair problems involving the Common Elements to the Managing Agent. Unit Owners shall be responsible for all the damage to the Common Elements caused by their actions, the actions of their residents, visitors, and guests, and by the failure to timely report maintenance and repair problems. The Association shall repair such damage and charge back the cost thereof to the violating Unit Owner. Shorewood is an Association of 252 individual condominiums; each governed by the Board of Directors, which includes a President, Vice President, Secretary and Treasurer. Because Shorewood was developed as a condominium, there are two distinct areas of responsibility within Shorewood. The first is the responsibility of the unit owner. The unit owners have control and responsibility ( including maintenance) for the interior of the owner's unit as well as items that service their unit only. These items are called limited common elements. This generally means any interior portion of the unit that can be seen from the interior of the unit plus the balcony and the pati of the unit. the second area of responsibility is the Common Elements of the building, which houses the unit. The Association has responsibility for the roof, foundation and structural components and generally anything that cannot be seen from the interior of a unit or is shared with another unit within the building. This includes the grounds around the buildings and fire lanes lead to the buildings. These are general groupings and there may be specific exceptions to them. IF a question arises it should be directed to the Agent or the Board of Directors for resolution. The owner must request repairs to the unit. |
