Each unit owner shall be responsible for providing maintenance and repairs to his/her unit and limited common elements. The Board has the option of performing maintenance upon the limited common elements and charging the cost thereof to the unit owner benefited thereby or treating the cost as a common expense. Maintenance and repairs to the common elements shall be treated as a common expense. Any resident requesting repairs (roof leaks, plumbing leaks etc.) to the Common Elements should contact the Agent who will take the necessary steps to effect the repair.
