No modifications or additions to building exteriors or landscape are permitted without written approval of the Board.

Changes or additions to any homeowner unit. This article 6 specifically applies to:

Installations of outside antennae, awnings, shutters, storm sashes. Storm doors are permitted on patio doors providing trim conforms to the existing trim color. No decorative designs or grillwork will be allowed.

Carpeting or deck installation on garage roofs. If nails or staples are used resulting in damage to roofs or leaking in garages, or if tear-offs of existing carpeting damage the integrity of the roof, repairs and/or re-roofing will be at the unit owner's expense.

Lawn decorations, plaques and signs.

Requests for Boar d approval should be submitted in writing to the Managing Agent with the following information provided:

Description of proposed change including plans, sketches, nature of materials, dimensions, color, etc.

Estimated start and completion dates and by whom the work is to be performed.

A statement that the owner holds the Association harmless from any liabilities or claims resulting from the work.

The Managing Agent will promptly forward such requests to Board Members and will place on the agenda of the next scheduled Board meeting a review of requests received.

Potted plants, lawn furniture, and bird feeds on decks and patios are permitted provided that such items are modest in quantity and dimensions, in harmony with prevailing practice and do not detract from the appearance and character of the development. Residents who wish prior assurance of compliance with the aforesaid criteria may request such in accordance with established procedures.
