No exterior
antennas (television, radio or CB) will be allowed.
E. Exterior
Satellite Dishes - require Board approval regarding location,
size, installation and color. An Acc application must be submitted,
prior to any installation, to the Board along with a copy of the plat
of survey. The following list of specifications and requirements
will be used by the Board in considering a request for approval of
a satellite dish.
These restrictions
are designed to implement a safety objective while
also maintaining the aesthetic value of the homes within the Asssociation.
1. Satellite
dishes may not be larger than 18” in diameter. Only
one dish per unit is acceptable.
2. Satellite dishes or any MMDS antennas are prohibited if more
than twelve feet (12’) above the roof line.
3. The dish
must be of a compatible color with the building.
Bright or distracting colors are not acceptable.
4. Dishes
may be installed on the unit deck, fireplace chase or
trim board. Dishes may not be installed on roofs, privacy
fences, or siding.
5. All connection
wires must be hidden from view. Wires must
be covered with channeling in corners of unit (such as fireplace
chases) or under the deck.
6. The channeling
color must match siding or trim.(cream or brown)
7. The dish
may only be installed on the unit of the owner.
8. If the
satellite dish is installed on a trim board or an area
which requires maintenance which is provided by the
Association, upon ten days written notice by the Association
the unit owner will be responsible for removing the dish for
required maintenance and reinstalling the dish following
completion of the maintenance. Maintenance is defined
Maintenance is defined as caulking, painting, replacing of
wood, and repairing of leaks.
9. Should
the dish be installed without Board approval, the unit
owner will be responsible for the removal of the dish and
the restoration of the area to its original condition. Should
the unit owner fail to make the necessary repairs, the Association
will hire a contractor on behalf of the unit owner to remove the
dish and to restore the area to its original condition. All costs
and charges to restore the area will be charged to the unit owner.
The Board may, at its option, also send out notices of violation
to the unit owner. Such notices carry a minimum fine of
$35.00 fine.
