Association Coverage: The buildings and individual units are covered for damage by an insured peril. The Association's program of insurance covers the units as they were originally equipped by the builder, including internal walls, cabinets, fixtures, installations comprising a permanent part of the building, and instaleld contractor-grade appliance (furnace, air conditioner, wter heater, stove, refrigerator, dishwasher, garbage disposal). All upgrades, including floor covering upgrades whether carpet, tile, wood, or other material as well as upgrades to applicances, cabinets, counters, wall coverings and bath fixtures and cabinetry, are not included in the Association's program; they should be included in the Unit Owner's policy. The Association's policy has a $1500 deductible, for which the Unit Owner is responsible in the event of a claim.

Each Unit Owner is required to maintain insurance on the contents of his or her Unit, and to maintain coverage for his or her Unit to the extent not covered by the Association's insurance policies. Each Unit Owner shall provide or cause to be provided to the Managing Agent a certificate of insurance or other proof of insurance as accepted by teh Board upon requiest or upon the issuance of a new policy.

Homeowner's Responsiblity: Each homeowner is required by teh Illinois Condominium Property Act. to have homeowner's insurance, such as the HO6 policy, for his or her Unit. This coverage should include, but is not limited to, the following:

All personal possessions.

All applicance upgrade (including but not limited to the stove, refrigerator, dishwasher, garbage disposal, washer, dryer, hot water heater, furnace, and air conditioner)

Replacement of windows, doors (including patio or balcony doros), and garage doors.

Upgrades of all kinds, including but not limited to floor coverings, wall coverings, and window treatments of every kind, and all other decorating.

Each Unit Owner within the Association must obtain insurance coverage fo their personal liability and compensatory (not consequential) damages to another unit cused by the negligence of the Owner or his or her guests, residents or invitees, or regardless of negligence originating from the Unit. The personal liability of a Unit Owner will also include the deductible of the Owner whose unit was damaged. If a Unit Owner does not purchase or produce evidence of insurance coverage, the Board, after 30 days notice to the Unit Owner, may purchase the insurance coverage and charge the permium cost back to the Unit Owner. In any event, the Board is not liable to any person with regard to its decision to purchase or not purchase the insurance.

Rental Units: Renters should purchase insurance that provides the usual coverages of a rental policy. Personal property and contents of a Unit are not the responsibility of the Unit Owner or of the Association. Renters should furnish the Unit Owner a copy of their certificate of insurance.
