The following motor vehicles are Permitted Vehicles under these Rules and Regulations:

Passenger cars having not more than four (4) entry doors

Compact sports utility vehicles such as Blazers and Jeeps, but excluding any off-road or sport vehicles not licensed to be driven on Illinois roads and highways.

Pickup trucks, Suburbans and similar vehicles, passenger vans, and conversion vans.

Motorcycles and motor bikes licensed to be driven on Illinois roads and highways

The following motor vehicles are defined as Prohibited Vehicles under these Rules and Regulations:
Any vehicle in a state of disrepair rendering it incapable of being driven in its present condition.

Any vehicle without a current valid vehicle license plate or village vehicle sticker.

Any vehicle that has been abandoned by its Owner. A vehicle that has not been moved from the Parking Area for a period of seven (7) days shall be presumed to be abandoned unless the vehicle owner otherwise gives prior notice to the Association or the Managing Agent of his or her intent

Recreational vehicles, boats, boat trailers, snowmobiles, dune buggies, all-terrain vehicles, unlicensed motor bikes, house trailers, campers, motor homes, and park trailers.

Commercial vehicles shall include but not to be limited to any vehicles licensed as commercial vehicles, and any vehicles that would otherwise be Permitted Vehicles but which are designed for, modified for, or used primarily for, business purposes and/or which bear commercial advertising, messages, or identification of any kind whatsoever.

Farming, industrial, delivery, landscaping or construction vehicles, snow plowing vehicles (including jeeps and pickup trucks equipped with a snow plow and/or salt spreading equipment), taxicabs, limousines, and hearses

Trucks of every kind and description except pickup trucks

Buses, cargo vans, and other vans except for passenger vans

Motor vehicles that may not be lawfully operated on Illinois roads and highways.

Any other vehicle not specifically defined as a Permitted

Vehicles are prohibited from being driven or moved through or on any portion of the Common Elements except for the driveways and parking areas.

The speed limit in the Association is 25 miles per hour or lesser appropriate speed based on conditions. All posted traffic signs must be obeyed.

Only Permitted Vehicles may be operated in the Association.

Prohibited Vehicles are prohibited from the Association and shall not be driven through the Common Elements with the following limited exceptions:

Commercial vehicles may be temporarily parked for pickups and deliveries or service calls.

Rental moving trucks may be parked for up to two (2) nights while Unit Owners or tenants are moving in or out

Indoor parking of commercial vehicles by residents is permitted

Recreational vehicles, boats and other off-road vehicles may be moved through the common elements for loading, and inside storage

Emergency or official vehicles such as postal vehicles, village public works vehicles, ambulances, hospital vehicles, fire trucks and equipment, or police vehicles being utilized for official or emergency purposes are permitted

Motor vehicle repair work, servicing, or painting are prohibited in the common elements, except for emergency repair work provided that the Owner and/or resident shall be responsible for repairing or cleaning any damage caused as a result of such emergency repairs. Washing vehicles by Association residents is permitted.

Only Permitted Vehicles may be parked in the common elements. Overnight parking is prohibited anywhere within the Association except the guest parking area, and the Unit garages and driveways.

Residents are required to park their vehicles in the garage and/or driveways. Garage doors shall be closed at all times except when vehicles are entering or exiting the garage, or when the Owner or Resident is physically present.

All other parking spaces in the Association are reserved for temporary parking on a limited and occasional basis by Association residents and their guests for up to two (2) concurrent nights.

No vehicle may be parked in a manor that obstructs passage of other vehicles

Vehicles should be moved after a snowfall whenever possible to facilitate the removal of snow from streets and driveways.

Prohibited Vehicles shall not be parked or stored in the common elements except as noted above.

Vehicle may not be backed into garages; this is to ensure that exhaust fumes do not filter into the Units. No vehicle engine shall be run in the garage except when moving the vehicle in or out of the garage.

NOTE: The Village of Roselle prohibits parking on any village streets, including circles and turnarounds within the Association. Violators will be fined by Village police for each night's violation.

If you have guests who must park on the street overnight, you must call the Roselle Police Department at 980-2026 before 2am to receive temporary permission for up to two nights.

Parking Enforcement and Towing

The parking Rules and Regulations may be enforced in the same manner as a violation of the Association's Declaration and/or according to Part VII of these Rules and Regulations) enforcement and remedies) below.

These Rules and Regulations may also be enforced by the removal, at the Owner's expense, of any vehicle parked or operated in violation of any of the restrictions set forth herein, at any time 24 hours after attaching a notification sticker to the vehicles, preferable on the front window, substantially in the form attached hereto as Attachment B. If the vehicle is parked in an area designated as a tow zone with a posted sign providing notice that it is a tow zone, the vehicle may be towed without posting a 24-hour notice sticker. If the Association has information on file to identify the resident who owns the offending vehicles, then the Association may provide notice to the Resident.

If the Board finds that any vehicle parked in violation of these Rules and Regulations constitutes a nuisance to the residents of the Association, and poses a danger to the health, safety, and welfare of the residents because of the danger of blocking access to emergency service vehicles, or otherwise threatens harm, any such vehicles shall be removed by the Association without notice to the vehicle Owner and at the vehicle Owner's expense.

The Board may execute an agreement with a commercial towing company to lawfully remove vehicles parked or operated in violation of these Rules and Regulations. The Board shall have the sole and absolute discretion to may any final determination of whether a specific vehicles is a Permitted or a Prohibited Vehicles under these Rules and Regulation, or whether a vehicle is parked or operated in violation of these Rules and Regulations.

NOTE: The name of the towing agency currently engaged by the Board is posted at the Yosemite Trail entrance to the property.
