Homeowners
are not to remove or install any trees or shrubs without prior written
authorization from the Board of Directors. Flowerbeds shall be limited
to original non-sodded areas. Plantings must be installed in such a way
so as not to interfere with the functions of any maintenance equipment
used for the grass or common property.
Unit Owners
shall be responsible for the care and maintenance of any annual planting
(i.e. flowers) they install. The Board and/or contractor are not liable
for Unit Owner's plantings. The Board must approve any plant material
other than existing beds. Once approved changes are made, the Association
is no longer responsible for the maintenance and replacement of the
area.
Any sod
or other common property damaged by a unit owner, their guest(s) or
pet(s) shall be replaced at the expense of the unit owner who is responsible.
Unit owners that have pets are responsible for removing excrement from
common areas upon completion and replacing damaged areas to grass and/or
plant material due to urine burnout. Unit owner(s) who suffer damage
due to pets and can prove that they do not own or have had a pet visit
to their unit and /or common areas, and cannot prove to which unit
owner's pet caused the damage, may be waived of responsibility.
Plants or
vines that cling or crawl or affix to any part of the unit building,
including the garage, will not be allowed. No trellises are allowed.
Vegetable
or fruit plants are permitted to be planted in post to be kept on patios
or decks only. Homeowners are prohibited from planting vegetables or
plants in the existing plant beds or anywhere on the common or limited
common property.
All requests
for landscaping issues, such as plant material replacement, etc. are
to be submitted in writing to the management company on the Villa Veneto
Request Form (Exhibit A)
